About Scan-to-BIM

Scan to BIM services convert a registered point cloud from a laser survey into an intelligent as-built model of an existing building, authored in Revit or ArchiCAD. Owners, facility managers, architects and engineers use them to prepare a major renovation, coordinate MEP trades, assemble digital closeout documentation or feed a building's operations and maintenance system.

The core deliverable is an RVT or PLN file, often with an IFC export, built to the agreed level of development: LOD 200 for massing and partitions, LOD 300 for accurate, dimensioned elements, LOD 400 for MEP systems or complex assemblies. Modelers can also build custom Revit families for windows, doors or historic façades and pull plans, sections and schedules from the model. They need the registered cloud (RCP or E57), the list of elements to model, the LOD per discipline, your template or BIM standards and, ideally, a BIM execution plan.

On hi-3d, you browse Scan-to-BIM services in our 3D Scanning & Drone Survey category, compare portfolios, rates and lead times, and invite the modeler who fits your building. The project conversation is where you share the cloud, confirm scope and resolve questions about ambiguous areas, with discrepancies between the cloud and the model flagged as they come up. You receive a first modeled level as a preview, add comments during revision rounds and then download the final model.

A word of advice: an LOD higher than you need makes the model heavier and the job longer without serving the goal. Define whether the model supports construction or ongoing facility management before you set the detail level, and agree on modeling tolerances up front. Strong scan to BIM services start from a clear element list. Explore the BIM modelers in this subcategory and invite one who has handled a similar building.
